Belmont Village Coral Gables Community: Winner of the 2024 SHN Architecture & Design Award in the Assisted Living

Conceived as a highly urban, luxury mixed-use, and walkable intervention, the beautiful community is situated within the heart of the Merrick Park retail district.  A vertical “garden in the sky,” the 10-story ‘H’ formed parti, supported by a step back articulated form, allows for a series of rich landscaped terraces to be brought up into the tower, resulting in beautiful open amenity areas and incredible visual corridors to and from the building.  Over 80 percent of the project’s perimeter is activated at the ground level with a mix of Belmont Village program/entry, retail/commercial lease space, generous pedestrian pathways, concealed service areas, mature public realm landscape design, and a 6,000 SF cross-block pedestrian paseo.

The design of the building puts a focus on occupant health and wellness throughout, especially indoor air quality and daylighting.  All units and common areas receive a supply of pretreated, filtered and conditioned air, and the building is continuously exhausted to maintain overall air quality.  Large windows throughout the project bolster access to natural daylighting, including all end of corridor conditions to reinforce views to landscaped amenities and the surrounding context.

Amenities are strategically distributed vertically throughout the community to encourage social interaction and activity for mental fitness and health, offering opportunities for successful aging at every phase of life, without interruption. The underlying goal was to provide a wide range of free-flowing socialization opportunities that embrace the South Florida lifestyle and anticipate resident needs for interaction and variety within the space.

With South Florida known for it’s encounters with tropical storms and hurricanes, Belmont Village Coral Gables was built to resist. The concrete building is designed to withstand 175 mph winds with exterior windows made from impact-resistance glazing. Critical common areas are located on the 5th floor or higher and if there ever were to be ground floor flooding, it would not affect the functional ability of the building. The building is also equipped with a 750 KW natural gas powered generator and hitching post capability to add a second generator if needed.
